    Yarn Cloud is a technology enabler, not a licensed broker. Our database and APIs are built to be compliant with the Ejar platform specification, so your team can create, register, amend and renew residential rental contracts through Ejar directly from Yarn — while your company uses its own FAL license and Ejar API credentials to authenticate and sign off on every contract. You stay the licensed party of record; we provide the software rails that plug into Ejar on your behalf.

    Yes. Yarn Cloud generates ZATCA Phase 2 compliant e-invoices for rental payments, service charges and maintenance receipts, including QR codes, cryptographic stamps and XML integration with the Fatoora portal. Your finance team stays fully aligned with Saudi VAT e-invoicing regulations.

    Yarn Cloud offers three deployment options, and you choose the one that fits your compliance and operational needs. The default is a Kingdom-resident cloud hosted entirely on servers inside Saudi Arabia, fully aligned with PDPL, SDAIA and NCA ECC/CCC requirements, with no cross-border data transfer. For multinational portfolios we also offer a global cloud deployment in regional data centers, and for enterprise clients we support on-premise installations on your own infrastructure. All three options use AES-256 encryption at rest, TLS 1.3 in transit, role-based access control, and full audit trails.

    Our officially recommended payment gateway is HyperPay, through our direct partnership — it is pre-integrated and ready to go live without custom work. If your business prefers a different provider (Mada direct, PayTabs, Moyasar, SADAD, Tap, or any other gateway), we offer custom integration with your gateway of choice. Once live, tenant payments and service charges reconcile automatically and post straight into the ZATCA-ready accounting module, so your books stay compliant without manual journal entries.

    Yes. A single Yarn Cloud account can manage multiple properties — residential towers, gated compounds, commercial buildings, mixed-use developments and facility management contracts — with each project isolated within the same Yarn Cloud instance. Every project has its own permissions, dashboards and financials, while head-office teams get a consolidated view that rolls everything up into one portfolio dashboard.

    Go-live timing depends on your portfolio size, the complexity of the data you need migrated, and how quickly your team can share clean source data. We have onboarded many clients within a matter of weeks. Our onboarding team handles bulk imports of units, leases, tenants and historic balances from Excel sheets, legacy PMS software and in-house databases, and delivers bilingual (Arabic and English) training for your staff as part of every project.

    Yes. Yarn Cloud ships with a fully Arabic and English tenant mobile app for rent payments, maintenance requests, amenity bookings and notifications, plus a visitor access module designed for Saudi gated residential compounds.
